Whole house vs serviced apartments vs hotels: an honest comparison for project teams

We let whole houses, so you'd expect us to say houses win. Sometimes they don't. Here's the honest version — where each option genuinely works, and where it quietly costs you.

Put a project team in the North East for a month and the accommodation decision is rarely about the room itself — it's about how the team eats, rests, parks, meets and gets signed off by whoever pays the invoice. Hotels, serviced apartments and whole houses each solve a different version of that problem. The mistake is picking by habit rather than by stay.

Hotels: built for nights, not weeks

For one or two nights, hotels are unbeatable: zero commitment, daily housekeeping, breakfast downstairs, and someone at a desk at 23:00. The trouble starts when a stopover becomes a stay. Nobody cooks, so every meal is bought. The team scatters down a corridor and regroups only in reception. Parking is often extra, laundry is a service charge, and finance receives a stack of separate folios to reconcile. Hotels also flex their rates with demand — event weekends and summer peaks can reprice your project overnight. For a crew past a handful of nights, you're paying for services a working team doesn't use and missing the ones it does.

Serviced apartments: the credible middle

Serviced apartments fix the kitchen problem and feel more like living than visiting — a fair choice for one or two people on a medium stay, especially city-centre placements where being walkable to the office matters. The honest drawbacks: a team of five needs several separate apartments, so you're back to scattered people and multiple bookings; living space per person is usually tight; parking in city blocks is scarce or expensive; and quality varies wildly between operators in a way that's hard to judge from listings. Good ones are genuinely good. You find out which kind you booked on night one.

The whole house: built for teams

A whole serviced house is a different shape of answer: everyone under one roof with their own en-suite room, a real kitchen, a living room where the day actually gets talked through, laundry on site, off-street parking and one Wi-Fi network that isn't shared with a hundred strangers. Commercially it's one booking, one point of contact and one invoice — and unlike nightly-priced options, a tailored stay rate holds steady for the length of the project. That's the model behind our contractor accommodation and corporate stays, and it's why teams working near Cobalt book a house rather than a corridor.

Where a house isn't the answer: a lone traveller on three nights, or a team that genuinely must sleep within walking distance of a city-centre site. We'll say so when that's the case.

How to choose in practice

Under a week, or travelling alone — take the hotel. One or two people for a month in the city centre — a good serviced apartment earns its keep. Three or more people, multi-week, working anywhere you'd drive to — the whole house wins on space, togetherness and total cost, and it wins more the longer the stay runs. For placements measured in months, our long-stay terms are built for exactly that, and if the team is new to the region our relocation guide covers the landing.

We don't publish a nightly rate — team size, dates and duration change the numbers too much for a headline figure to be honest. Tell us the shape of the project and we'll come back with a tailored team or long-stay rate, usually the same working day.

Booking the house. You can book our Forest Hall property directly at dovecoteroad.com — live availability and instant booking, commission-free — or send us the details and we'll handle it for you. For multi-week or recurring project stays, talk to us first so we can set the right rate.

Professional & residential stays only. Our homes are let for work, relocation and longer-term living — not for parties, events or short social bookings. Every enquiry is vetted.
